]]> The tenant improvement project covered the entire 13th floor in the iconic One Market Plaza building in downtown San Francisco. The build-out consisted of elevated front-of-house client experience spaces including a custom reception area with high-end millwork, lighting and finishes, framing a breathtaking view of the ferry building and Bay Bridge. Also included were multiple meeting rooms of various sizes, a floating bar, a podcast room, open office space, an IT/IDF room, copy locations and storage rooms. An operable glass wall was installed around the large conference room, giving the client the option to open or close the large room, without losing the light and view. The kitchen was built out as well, with high-end finishes and custom lighting.

The scope of work included the build out of reception space, several conference rooms varying in size, open workstations, a custom-built library with booth seating, a file room, two fully equipped pantries, copy room, lockers and private offices. The scope included high-end finishes and millwork package and all new MEP systems. Additionally, acoustic turf ceilings were installed in one of the pantries and conference rooms and wood veneer Armstrong ceilings in the reception area.

The space features a mix of private offices, huddle rooms and conference rooms utilizing a flexible demountable system. Two pantries with custom islands and integrated appliances, along with a dedicated coffee bar, millwork wall panels and a content studio, serve as key amenities throughout the office.

Interior finishes include baffle ceilings, K-13 acoustic treatment, wallcoverings and acoustical panels to balance aesthetics and performance. The scope also encompassed a comprehensive MEP build-out, featuring decorative lighting fixtures with an integrated controls package, as well as two water-cooled air conditioning units and pumps to support the floor’s mechanical needs.
